Make an informed choice

Understand your options.
Then make your decision.

A winter home, a family villa and a rental investment call for different criteria. A beautiful rendering does not show running costs, beach proximity does not explain daily commutes, and an advertised yield does not tell you what the owner keeps.

Start with the questions that matter when buying in Phuket. Compare your options and calculate your own scenario here, without sharing your phone number.

Look beyond the name.
Think about daily life.

Even within one area, two streets can offer very different experiences. Compare the exact address, travel routes and surroundings.

01

Bang Tao · Layan · Surin

Start here to explore the west coast and a range of resort property formats.

Check on location

The actual route to the beach, nearby construction, transport and development fees.

02

Kamala · Patong

Assess the immediate surroundings. Proximity to tourist amenities may suit one lifestyle and be a drawback for another.

Check on location

Evening noise, access gradients, parking and routes to everyday services.

03

Kata · Karon

For seaside stays, check the actual route from the development entrance to the beach, rather than the map distance alone.

Check on location

Pavements, hills, traffic and how practical the route is with children.

04

Rawai · Nai Harn · Chalong

For living in the south, map your everyday journeys: beach, shopping, exercise, school or work.

Check on location

Travel times at the hours you need, transport and nearby amenities.

05

Nai Yang · Mai Khao · Thalang

Consider how the north fits your plans: how often you fly and where you travel in a typical week.

Check on location

Routes, surroundings, access to services and noise at the specific property.

06

Kathu · Phuket Town

If the beach is not your main priority, include urban locations and the island's centre in your comparison.

Check on location

Work and school journeys, parking and everyday convenience at the address.

A useful test before buying

Plan three journeys: a normal weekday morning, a day off and an airport trip. If the property works well for only one, make sure you are comfortable with the others.

Account for seasonality

One average rate hides differences between seasons. Assess the full year.

Distinguish the figures

Advertised yield, contractual payouts and actual income are different measures.

Check the evidence

A forecast needs comparable properties, costs and programme terms, not just a percentage.

Good to know

Before you begin

Can a foreigner own an apartment in Thailand outright?

Yes. A foreign buyer who meets the legal requirements can register a condominium unit in their own name as freehold ownership. The building must be registered as a condominium, and foreign ownership must remain within 49% of the total unit area. Eligibility, available quota and evidence of funding are checked before the transfer.

Can I own a villa if the land is leased?

Yes. Subject to the legal structure and registration of the transaction, a foreigner can own the house separately from the land. Direct foreign ownership of land is generally restricted, with limited statutory exceptions. A commonly used structure is ownership of the building combined with a registered lease of the land.

For an ordinary property lease, the initial term is up to 30 years. The expression “30+30+30” describes an initial term and two contemplated renewals, potentially totalling 90 years. It does not mean that a 90-year lease has already been registered: renewals are not automatic or guaranteed and depend on enforceable terms, the parties and the law in effect. The land and building documents should be reviewed together before purchase.

Where should I start when buying in Phuket?

Start with your purpose, budget and timeline. Tell us whether the property is for living, holidays or rentals. If you have not chosen an area, we can compare suitable locations across the island.

What costs should I allow for beyond the purchase price?

Allow for transaction costs, upkeep, furnishings and management if you plan to rent out the property. The applicable costs and amounts need to be clarified for the specific property before deciding to buy.

Can I explore properties remotely?

Yes, we can discuss your brief remotely. Video viewings, documentation and transaction arrangements are agreed for the specific property.

Can you manage my apartment?

Tell us the location, development, size and condition. After discussing the brief, we agree the services, working terms and reporting.

Are investment returns guaranteed?

Returns depend on the purchase price, occupancy, seasonality and expenses. Forecasts require property-specific calculations and do not guarantee future income.

How does advertised yield differ from owner income?

Check the basis: revenue before costs or the amount after fees and upkeep. Then clarify the total investment, personal stays, repairs, taxes and payment terms. Percentages are not comparable without these inputs.

What should I request before paying a reservation fee?

Ask for the specific unit details, seller information, draft reservation agreement and refund terms. Understand the legal structure, total cost, payment schedule and transaction process. Agree the scope of legal checks with an independent specialist before committing.

Why do you not promise a universal 8–12% return?

Properties differ in price, occupancy, costs and use restrictions. Start by examining the inputs. This calculator checks the arithmetic; it does not predict demand or guarantee income.
